Anyone who’s rented in London knows the end-of-tenancy shuffle all too well. One eye on the moving van, one eye on the clock, and somewhere in the background, the worry that the landlord’s inspection might unearth something you missed. And with rental deposits climbing higher every year, nobody wants to lose even a penny over a bit of dust or a faint limescale line on the taps.

The good news? Getting your full deposit back isn’t about scrubbing the skirting boards with a toothbrush for hours on end. It’s about knowing exactly what landlords are looking for, letting agents look for each room, and tackling each room methodically.

Here’s a practical, realistic checklist to help you leave your place spotless and stress-free, without needing a professional team (unless you really want that extra peace of mind).

Start with the Basics: Gather What You Need

End Of Tenancy Cleaning

Don’t waste time hunting for clothes or running to the shop mid-clean. Get everything ready first:

  • Microfibre cloths and sponges
  • An all-purpose cleaner (plant-based if possible)
  • Limescale remover
  • Glass cleaner
  • Broom, mop, and vacuum
  • Black bin bags and recycling bags
  • Rubber gloves
  • Optional: oven cleaner, carpet stain remover, and a step stool for high corners

Once you’ve got your kit, pick a room and work top to bottom. Always. Dust and crumbs fall, so you don’t want to mop the floor only to knock dirt back down later.

Kitchen: The Usual Deposit-Eater

Kitchens make or break inspections. This is where grime loves to hide, so give it extra time.

  • Clear out cupboards. Wipe inside and out, including handles.
  • Clean fridge and freezer. Defrost, wipe shelves, remove any crumbs in drawers.
  • Degrease oven and hob. Check sides and the extractor fan filter if you can.
  • Wipe splashbacks and worktops. Look for stains near sinks and kettles.
  • Clean sink and taps. Use limescale remover if needed.
  • Check behind appliances if possible. Pull out the washing machine if practical and wipe down the floor.
  • Sweep and mop the floor last.

Bathroom: Focus on Shine

Bathrooms show wear quickly. The trick is to make every surface sparkle.

  • Descale shower heads, taps, and screens. Vinegar or a gentle limescale remover helps.
  • Scrub grout and tiles. A toothbrush works for stubborn spots.
  • Clean the toilet inside and out. Don’t forget under the rim and the back.
  • Wipe mirrors with glass cleaner.
  • Clean the sink and bath thoroughly.
  • Check corners for mould. Treat with a mild mould remover if needed.
  • Mop the floor as the final step.

Bedrooms and Living Areas: Don’t Just Vacuum

These rooms might seem easy, some dusting and a quick vacuum. But check the details:

  • Dust light fittings, lampshades, and ceiling corners.
  • Wipe skirting boards and door frames.
  • Clean inside wardrobes, drawers, or built-in shelves.
  • Spot-clean walls if needed. A damp cloth works for minor marks.
  • Vacuum carpets properly. Move light furniture if you can.
  • If you have curtains or blinds, dust or vacuum them gently.

Windows: Often Missed, Always Checked

Even spotless rooms can lose points if windows are grimy.

  • Clean the glass inside. Use a microfibre cloth for a streak-free finish.
  • Wipe window sills and frames. Dust and mould often collect here.
  • Open the window to clean the edges if you can do so safely.

Floors: Last But Not Least

Once the rest is done, floors are your final pass.

  • Vacuum carpets edge to edge. Spot-treat any stains.
  • Sweep hard floors, then mop with a mild cleaner.
  • Check corners and under furniture one last time.

Little Extras That Keep Agents Happy

An End Of Tenancy Cleaning

Small things often make a big impression and might be what tips the inspection in your favour.

  • Take all rubbish out, including anything in bins or under sinks.
  • Wipe down the front door, handles, and any light switches.
  • Check garden or balcony areas. Sweep leaves, remove litter.
  • If you hung any posters or pictures, patch up nail holes if possible.
  • Return any furniture or fixtures to their original spots if you moved them.

When to Call the Professionals

For many renters, doing it yourself is enough. But if you’re short on time, dealing with heavy stains, or just want the guarantee that an agent can’t nitpick, hiring an end-of-tenancy cleaning team is a smart move.

Most London landlords expect a professional-standard clean, especially in furnished flats or high-end rentals. A certified clean often comes with a receipt you can show if there’s any dispute over the deposit.

If you hire a company, make sure they offer a guarantee, meaning they’ll come back free of charge if the letting agent flags anything. It’s an extra layer of protection for your wallet.

Plan Ahead and Save the Stress

Leaving it until the night before you hand over the keys is a sure way to miss something. Give yourself a day or two if you’re cleaning yourself, or book professionals at least a week in advance during peak moving times.

Doing it right once beats going back and forth with the landlord over small things. And when that full deposit hits your bank, you’ll be glad you gave it a little extra effort.

FAQs

Do I really have to clean if the landlord will anyway?
